A homestead is a dwelling (including land and buildings) occupied by an owner as a home. This homestead is generally exempted by law from seizure or sale for debts. Homestead laws protect a certain amount of equity in your home from being taken to pay a debt. In Colorado these exemptions are generally limited to $60,000 in value. An exception to this rule is dwellings occupied by elderly or disabled owners for which the homestead exemption increases to $90,000. A single person may claim only one homestead exemption and must reside in the dwelling for which the exemption is claimed.
